There are currently 1,429 units located within Seascape. Seascape has been approved for buildout of up to 2,500 units in total, so more units are expected to be added in the future.


Seascape’s 1,429 units are located in approximately 100 buildings which are grouped in 18 ‘Phases’. Phases vary significant in terms of number of buildings and units in them. The largest phase contains about 288 units in one very large building (Majestic Sun). The two smallest phases contain just 8 units each.


Seascape units range in size from 1 to 4 bedrooms with one larger penthouse unit located in Majestic Sun. The dues to be paid by each unit are determined by the number of bedrooms – more bedrooms means higher dues payments.


All units at Seascape belong to and must pay dues to two associations:


1.Seascape Homeowners Association (HOA)

Seascape HOA is the master association at Seascape. All units are members of the Seascape HOA and must pay dues to Seascape HOA on a quarterly basis. Dues for each unit are determined by the number of bedrooms.


All owners are bound by the Seascape HOA legal documents and must abide by its rules and regulations. See links below for copies of the relevant documents.


Seascape HOA has a wide range of functions and responsibilities that are paid for by quarterly HOA dues and other revenue sources. Among other functions, these responsibilities include the following general categories:


  • Provide cable, internet, water, and sewer services to each individual unit. Seascape HOA also facilitates collection of trash in coordination with the Walton County trash provider.
  • Provide shared services such as gate security, property patrols, and property administration, among others. 
  • Maintain Seascape HOA amenities which currently include a 200’ section of beach, 6 clay pickleball courts, 6 clay tennis courts, 5 HOA pools, a basketball court, a playground, and several beach showers.
  • Maintain all property within Seascape that is formally designated as Common Areas of Seascape HOA including roads, entry gates, parking areas, and grounds.


2. A Phase Condominium Owner Association (COA)

Each Seascape unit is a member of one of the 18 Phase COAs and must pay dues to that Phase on a quarterly basis. Phase dues are determined separately by each Phase. Like HOA dues, Phase dues are determined by the number of bedrooms in the unit.


All owners are bound by the legal documents and rules and regulation of the Phase their unit belongs to. Contact the applicable Phase for further information and copies of relevant documents.


Each of the 18 Phases within Seascape performs functions that are paid for by the quarterly dues paid to that Phase. Among other functions, these responsibilities include the following general categories:


  • Managing the buildings the Phase owns, including on-going maintenance and repair of the buildings up to the interior walls of each unit
  • Provide insurance for each building and all Phase property (but not including owners insurance for the actual units).
  • Provide property administration and related services to manage Phase operations
  • Some Seascape Phases also own land and in such cases, those Phases may also be responsible for managing the land they own and anything located on that land.

Seascape HOA - New Buyers Fee:

Each Member, except Developer and entities purchasing Property for development purposes, shall upon becoming a Member of the Association contribute to the working capital account of the Association a sum equal to one quarter (three months) worth of annual assessment installments for the unit type purchased in effect on the date of purchasing the unit.
